Parking Lot Sealcoating in Oklahoma City and Edmond

Sealcoating is one of the most cost-effective ways to protect an asphalt parking lot. We serve businesses, banks, churches, shopping centers, and HOAs across Oklahoma City, Edmond, and central Oklahoma, and we keep their lots sealed, clean, and looking sharp.

What Sealcoating Does

Sealcoat is a protective layer applied over the top of your asphalt. It shields the pavement from rain, hail, snow, oil, and gas drips, and leaves a water-resistant surface. It also gives the lot back that deep black finish that makes a property look cared for. Sealcoating doesn't replace a failing lot. It's maintenance that helps good asphalt last longer.

Why It Matters in Oklahoma

Oklahoma is hard on asphalt. Long summer days of direct sun dry out the surface and fade it to gray. Once the surface turns brittle, small cracks open up. In winter, water gets into those cracks, freezes, expands, and thaws, sometimes several times in one week. Each cycle pushes the cracks wider and works water down into the base. Spring storms and hail add to it. A sealed surface keeps water and oil on top of the pavement, where they can't do much harm.

Our Process

  1. Look at the lot with you. We walk the property, note cracks and problem areas, and talk through timing so the work fits your hours and traffic.

  2. Clean. The sealer has to bond to clean pavement. We wire broom and blow the lot clean of dirt and debris.

  3. Seal the cracks. Open cracks are filled first with hot or rubberized crack sealant, so water can't get under the new coat.

  4. Apply the sealcoat. We use coal tar sealer from Vance Brothers, which is stronger and lasts longer than asphalt emulsion or asphalt-blend sealers. We apply an even coat across the lot and let it cure before traffic comes back.

  5. Restripe. Fresh sealcoat covers the old lines, so we can restripe the lot right after, including ADA spaces.

FAQ

How often should a parking lot be sealcoated?

It depends on how much traffic the lot gets, how much sun it takes, and what shape the surface is in now. We'll look at your lot and give you an honest recommendation instead of a one-size-fits-all schedule.

Do you fill cracks before sealcoating?

Yes. We clean the lot and seal open cracks first. Sealcoat alone won't keep water out of an open crack.

Will my parking lot need to be closed?

Traffic has to stay off the fresh sealcoat while it cures. We'll plan the timing with you ahead of time so it fits your business hours, services, or events.
