Asphalt Crack Sealing in Oklahoma City and Edmond

Cracks are where most parking lot damage starts. Crack sealing closes them before water gets underneath and turns a small, inexpensive fix into potholes or a major repair. We seal cracks in parking lots and driveways for businesses, churches, shopping centers, and HOAs across Oklahoma City, Edmond, and central Oklahoma.

What Crack Sealing Is

Crack sealing fills and seals open cracks in asphalt to keep water out. We use either a hot sealant or a rubberized sealant that stays flexible, so it moves with the pavement as it expands and contracts instead of pulling loose. It's one of the simplest ways to put off bigger maintenance projects.

Why It Matters in Oklahoma

Our weather works cracks open from both directions. In summer, heat and sun dry the asphalt and make it brittle, and the pavement expands and contracts with big temperature swings. In winter, water runs into open cracks, freezes, and expands, then thaws and soaks deeper. That freeze-thaw cycle repeats over and over in an Oklahoma winter. Water that reaches the base softens it, and that leads to spreading "alligator" cracking, sinking spots, and potholes. Spring storms only add more water. Sealing cracks early keeps the base dry and the surface intact.

Our Process

  1. Inspect. We walk the lot, find the cracks that need attention, and point out any areas that are past the point of sealing.

  2. Clean the cracks. We wire broom and blow out the dirt, debris, and loose material so the sealant bonds to the pavement.

  3. Seal. We apply hot or rubberized sealant into and over each crack.

  4. Follow with sealcoat if needed. Crack sealing is often the first step before sealcoating, and we can handle both.

FAQ

What's the difference between hot and rubberized crack sealant?
Both close cracks to keep water out. Rubberized sealant stays flexible and moves with the pavement. We'll recommend the right option for your lot and the kind of cracks you have.

Is crack sealing worth it if I'm not sealcoating?
Yes. Keeping water out of the base is the main goal, and sealed cracks do that whether or not you sealcoat. Many owners do both together for the most protection.

Can every crack be sealed?
Most cracks can be sealed. Areas with heavy alligator cracking or failed base may need repair instead, and we'll tell you if that's the case.
